Curb appeal is your only chance to create a strong first impression on buyers before they step foot into your house. The pluses and minuses that jump out at buyers form their initial opinion of your home and how you perform home's regular maintenance.
Knowing this assists us in determining what plan of action we can use to draw buyers from the street and into your home. If your home's exterior isn't inviting with retouched paint and colorful greenery we'll need to address those issues. Refer to the Curb Appeal Checklist and raise your house's final selling price.

Make yourself at home...
Can buyers envision themselves watching a movie in your living area, unwinding in your spa tub or studying in your home office? I want your house to pleasantly accept buyers and offer them a sense of contentment. I'll help you accomplish this by recommending small improvements that highlight the features of your house.
I'll advise you reduce the effect of things that give the illusion of clutter. Tabletops should be free and clear. Brick-a-brack, souvenirs, family photos, and refrigerator works of art should get stored away too. I can help you simplify the decor of house. Unsightly or cluttered areas make your home seem less spacious and buyers have a harder time imagining themselves calling your property "home".
I'll review every room of your home. I'll point out the pieces of furniture that should be put in storage, rooms that need new paint, carpet needing to get changed, fixtures that need brightening, and any other improvement that can inexpensively be made to positively affect the sale.
With me by your side, you'll know that your house is likable and that it's inviting, staying away from "offensive" or "personalized" shades on the walls and furniture. And if the house is empty, you can think about temporary furniture. The goal is for your home to look lived in as opposed to cold and empty.

Setting the Stage
During your Open House, we want to engage the buyer's senses.
Dark rooms can really dampen a buyer's spirits, so we'll do things like draw back curtains and change light bulbs where needed to show off your property. Together we'll enhance the air of the house with enjoyable music to listen to while guests look at your home and ensure a nice fragrance circulates from every area. We'll add cozy-looking bedspreads, and place pillows on your love seat and bedding. Buyers should feel like your current house has the potential to be.
